Rethinking Office Fitouts: A Circular Approach with Hemp

Office fitouts have long posed a challenge for sustainability advocates. Many commercial interiors are designed with a short lifecycle, often just five years, before being stripped out and replaced. The result is a familiar pattern: entire floors of chairs, partitions, glass, desks, cabinetry and finishes removed by demolition crews and sent to landfill. The environmental cost is significant, and largely avoidable.

A recent project by Envirotecture in Ultimo, Sydney, offers a practical alternative. Their 70m² office fitout demonstrates how thoughtful design, material selection, and reuse can substantially reduce waste while improving the quality of the workspace. At the centre of this approach is hemp.

Hemp-based wall systems play a defining role in the space. Beyond their low embodied carbon, the hemp walls provide strong acoustic performance, reducing reverberation and creating a more comfortable environment for focused work and conversation. The material is left partially exposed in places, allowing its natural texture to contrast with other finishes.

The design integrates a range of complementary sustainable materials. Bamboo flooring provides a durable, rapidly renewable surface underfoot, while a cork feature wall introduces both warmth and additional acoustic absorption. Structural elements incorporate reclaimed hardwood, retaining the character of aged timber within a contemporary setting.

Reuse was prioritised throughout the project. Glass from the previous office partitions was retained and reinstalled, and aluminium components were recycled. Existing desks were refurbished rather than replaced, repainted and finished with linoleum to extend their lifespan. Shelving and cabinetry were constructed from recycled soft plastics, demonstrating another pathway for diverting waste streams into functional building elements. Even the kitchen was left unchanged, avoiding unnecessary material consumption.

Detailing within the hemp walls adds a distinct architectural quality. Curved corners, formed using repurposed corrugated iron, create Roman column-like transitions that soften the geometry of the space. In the kitchen area, filleted edges within the exposed hemp between structural uprights introduce a subtle shadow line, adding depth and refinement. The interplay between the off-form hempcrete and aged timber elements reinforces a material palette grounded in reuse and low-impact construction.

By combining hemp with reclaimed, recycled and renewable materials, Envirotecture has delivered a workspace that is both functional and materially responsible. It provides a clear example of how commercial interiors can move toward circular design principles while maintaining high standards of performance and aesthetics.
